【摘  要】当前，在社会主义市场经济体制当中，房地产行业已成为推动我国社会发展的重要产业之一。随着房地产企业的不断发展，行业规范的不断完善，房地产行业的竞争日益激烈，房地产企业的利润空间较之前有所缩减，需要提高企业的核心竞争力，从而促进企业良性发展。因此，论文对当下房地产开发企业成本控制中存在的问题进行了分析，并且就房地产开发企业成本控制的重要性进行了说明，提出了房地产开发企业加强成本控制的策略和方法。

【Abstract】At present， in the socialist market economic system， the real estate industry has become one of the important industries to promote China's social development. With the continuous development of real estate enterprises and the continuous improvement of industry norms， the competition in the real estate industry is increasingly fierce， and the profit space of real estate enterprises is reduced compared with before. It is necessary to improve the core competitiveness of enterprises， so as to promote the healthy development of enterprises. Therefore， the paper analyzes the problems existing in the current cost control of real estate development enterprises， and explains the importance of the cost control of real estate development enterprises， and proposes strategies and methods to strengthen the cost control in real estate development enterprises.

1 引言

随着房地产行业的不断发展，在当下房地产行业竞争日益加剧的情况下，控制企业成本，是当前房地产企业的重要工作之一。随着我国房地产行业的不断规范，宏观政策对房地产行业的调控力度加大，房地产行业已经告别了传统的暴利模式及利润空间，已经回到相对正常的利润水平。因此，在当前的房地产行业中，如果想要实现利润的最大化，房地产企业要加大成本控制力度。但是在房地产行业当中，仍然存在一系列的问题使房地产企业的成本居高不下。具体来说，其成本控制的主要局限性表现在财务成本管控中重视度的问题以及成本费用控制手段的问题，另外，包括规划设计阶段的成本控制问题以及财务成本管理体系的问题，因此，企业在未来的成本控制过程中，要建立健全成本控制制度体系，落实成本控制的品牌化战略，打造高水平的员工队伍，完善运营团队体系，从而促进企业更好地发展[1]。……
