【摘 要】房地产档案管理工作是城市房屋管理行业领域内的一项极其重要的工作，这项工作对于房屋管理部门在开展有关于房产调查测绘工作、房屋产权登记管理工作、权属转移工作等工作具有重要的影响意义。然而，伴随着社会经济发展的加速化，房产档案管理工作出现了一系列的风险因素，严重威胁着房地产档案管理工作的健康有序发展。文章就我国房地产档案管理工作中出现的各种问题进行了细致理性的分析，并针对问题提出了合理的建议及对策。

1. 引言

房地产事业的发展，是伴随着我国改革开放政策实施以后逐渐的发展完善起来的，在发展过程中，由于各项制度的漏洞和监管工作的疏忽，房地产档案管理领域出线路一系列的风险问题。

2. 房地产档案管理工作中的风险问题分析

（1）投资风险。

为了应对突发的事故，进行异地档案备份，需要投入大量的人力和物力，投资与回报如何达到平衡，投资控制在什么样的幅度值得探讨。同时，信息化管理不同于传统的手工操作管理，它是建立在计算机网络技术基础上的现代化管理，进行信息化建设，特别是初期建设需要投入大量资金用于购置计算机、复印机、打印机、扫描仪等硬件设备，购买应用软件、咨询技术专家、培训员工及日常管理等，都要花费不少资金。为应对突发的事故和信息化建設，大量资金的投入无疑存在投资风险。……
