【摘  要】在我国的经济体系中，房地产行业可谓是炙手可热，在这种背景下，也使房地产行业的竞争越来越激烈。但是在近些年来，因为房价过高、银行信贷利息提高等多种因素的影响，出现了严重的供大于求的现象，降低了房屋的成交量，使房地产企业的经营压力与日俱增，房地产企业只有做好成本控制才能够为企业在激烈的市场竞争中谋求一席发展之地。基于此，论文主要对房地产企业成本控制现状和改进措施进行分析，以供参考。

【Abstract】In China's economic system， the real estate industry can be said to be a very hot industry. In this context， the competition in real estate industry is becoming more and more fierce. However， in recent years， due to the influence of many factors， such as high house prices and the increase of bank credit interest， there has been a serious phenomenon of oversupply， which has reduced the volume of housing transactions， and the operating pressure of real estate enterprises is increasing day by day. Only by doing well the cost control can real estate enterprises seek a place for development in the fierce market competition. Based on this， the paper mainly analyzes the current situation and improvement measures of real estate enterprise cost control， for reference.

1 引言

现如今，我国房地产行业的竞争越来越激烈，而如何在这激烈的市场竞争中使企业得以生存与发展成为房地产企业所要解决的首要难题。对于房地产企业来说，其对资金方面有极强的依赖性，无论是在房产开发，还是施工建设等多方面，都离不开充足资金的支持，只有对房地产企业的经营成本进行严格的把控，才能够促进房地产企业的发展，那么如何更好地控制成本则成为房地产企业中势在必行的一项工作。

2 房地产企业成本控制现状

2.1 成本管理略显粗放

在如今的房地產企业中，其所开展的成本管理工作只体现在成本核算这一工作阶段，具体指的就是在完成工程建设后，对成本进行核算，无法进行成本预算，更加不能在施工过程中进行成本管理。很多房地产企业在工程建设时，只是从宏观的角度进行考虑，重点关注工程项目的总投资金额、竣工销售所获得经济利益等。……
