摘   要：针对当前我国居民租房需求的多元化发展以及租房市场信息化及系统化的不完善这一背景，我们对毕业大学生这一特殊群体的租房需求进行了深入研究，得出大学生租房需求具有特殊性以及善于运用互联网解决生活中的困难这两个结论。所以我们运用互联网以及大数据平台制作出一款专门服务于毕业大学生的租房APP并从可行性分析、创新点分析以及运行模式分析三个方面进行介绍。

Abstract：In view of the diversified development of the demand for rental housing in China and the inadequacy of the informationization and systemization of the rental market， we have conducted in-depth research on the rental needs of this special group of graduate students and drawn two conclusions that college students are special in the demand for renting and good at using the Internet to solve difficulties of life. Therefore， we use the Internet and big data platform to create a rental APP that specializes in graduate students. The three aspects of feasibility analysis， innovation analysis and operation mode analysis are as follows.

毕业大学生普遍面临就业和租房两大问题。每年因毕业大学生租房被騙引起的纠纷或租房困难的新闻层出不穷，这极大地影响部分毕业生就业情况。毕业大学生房屋租赁APP以便利毕业大学生租房为出发点，整合租客和房主双方信息，为毕业大学生提供安全适合的房屋，此款APP对毕业大学生安全租房、稳定就业大有益处。

1  可行性分析

第一，顺应国家政策趋势。当前环境下，大学生就业问题成为社会热点话题，而住房更是其中不可忽视的一个重要问题。国家早在2015年《关于加快培育和发展住房租赁市场的指导意见》中提出要积极推进租赁服务平台建设，大力培育发展住房租赁经营机构。党的十九大报告中也指出，要提供全方位就业公共服务，促进高校毕业生等青年团体、农民工多渠道就业创业。由此可见国家对住房、租房问题以及高校毕业生就业创业问题的重视。……
