【摘 要】房地产成本控制要使房地产项目建设符合目标成本的要求，符合目标成本的要求才能满足投资方以及各方的基本利益，成本控制的核心内容以及最基本的出发点也是确保各方最根本的利益，因此，房地产企业如何做好成本控制以及对开发项目的管理是房地产企业在新形势下持续发展重要的战略目标，因此，如何做好房地产成本控制以及管理是论文阐述的核心内容。

【Abstract】The real estate cost control should make the construction of real estate meet the requirements of the target cost. Only by meeting the requirements of the target cost can the basic interests of the investor and the parties concerned be satisfied. The core content and the most basic starting point of cost control are also to ensure the most fundamental interests of all parties. Therefore， how to do well the cost control and management of development projects are important strategic goals of the sustained development of real estate enterprises under the new situation. Therefore， how to do well the cost control and management of real estate is the core content of this paper.

1 引言

随着我国经济的高速发展，经济高速发展背景下，房地产行业的发展尤为迅速，但是，面对当下经济高速发展的趋势，房地产企业如何做好成本控制与管理是房地产行业持续发展的重要改进措施，房地产成本控制主要是将控制论应用在实际的项目成本控制中，在房地产项目实施的过程中对每一个环节都进行一定的管理措施，确保房地产项目的实际成本符合计划的管理工作。以控制阶段为依据，项目成本控制可以分为三个部分，事前控制、事中控制以及事后控制，其中，事前控制主要针对的是可能影响项目成本改变的相关因素；事中控制就是项目实施过程中对成本的控制；事后控制就是项目成本真正出现改变时采取的控制措施。房地产成本控制的核心思想皆是对项目的各项成本进行控制，从而确保房地产项目在保证质量的前提下能在最大程度上节省部分资源。……
