［摘要]2009年以来，我国的城市化发展进入快速期，在这种新的经济常态下我国房地产市场随之呈现价格上涨过快等现象，通过支持保障性住房、改善性住房建设，综合考虑城乡统筹等调控政策，促使房地产市场趋于稳定，从根本上解决房地产市场价格与购买力之间的矛盾问题，促进房地产市场稳定发展。

The Trend Study on Real Estate Market under the New Normal in China

［Abstract］Since 2009, following the rapid growth of urbanization in China, the real estate price has shot sharply high under the new normal. The ways to make real estate market more stable and reduce contradictions between the price and the purchasing power are including supporting the construction of welfare housing and improved housing and the consideration of control policies such as Urban-rural overall planning.

当前我国经济发展已进入新常态，在这种新形势下我国房地产市场未来发展也将进入一个新的历史发展期，在新的发展阶段，需要对其市场状况进行分析，从而更好地把握房地产市场的发展趋势。我国房地产在经济新常态下主要呈现如下几个特征：房地产市场分化、公司分化、价格分化。因此我国区域房地产市场走势差异性问题仍将长期存在。我国房地产市场趋势将是全国整体趋势相同、区域性差异比较明显。市场表现主要体现在一、二线城市之间存在分化的问题。因此，需要对房地产市场趋势进行全面准确的分析。

随着我国社会经济的发展，房地产市场呈现日益壮大的趋势，在全球经济发展面临严峻考验的时候，我国房地产市场的各种状况值得关注，我国房地产经历一段时间的价格上涨之后，将向何方发展，市场发展趋势如何，都将成为政府和房地产开发商需要思考的问题。……
