【摘  要】随着经济的发展和人们生活水平的提高，房地产衍生出来的物业管理行业正在朝着现代化发展，物业管理在现代化进程中的作用也日益突出。传统的物业管理系统已经不能够满足广大业主的需求。物业服务企业如何在“互联网+”背景下，借鉴现代化物业的优势，提出“互联网+”在物业管理上的创新与完善，解决传统物业管理存在的问题，促进物业服务企业持续健康发展值得思考。

【Abstract】With the development of economy and the improvement of people's living standards， the property management industry derived from real estate is developing towards modernization， and the role of property management in the process of modernization is becoming increasingly prominent. Traditional property management system can not meet the needs of the owners. Under the background of "internet +"， it is worth thinking about how property service enterprises learn from the advantages of modern property management， put forward the innovation and improvement of "internet +" in property management， solve the problems existing in traditional property management， and promote the sustainable and healthy development of property service enterprises.

1 引言

随着人们美好生活水平的不断提高，互联网技术逐渐融入人们的日常生活，改变着我们的社会生活方式。而传统的物业服务越来越不能满足业主的需求，其模式需要随着互联网技术的发展不断创新，扩大业务范围，追求更多利益，推动物业服务企业持续健康发展。

2 芜湖住宅小区传统物业管理现状

为了解芜湖住宅小区物业管理的基本情况及存在的物业管理问题，寻找产生这些矛盾的源头，论文通过访问调查法、问卷调查法对芜湖部分住宅小区的100位业主对于其所在小区的物业管理相关情况进行调查。

2.1 芜湖住宅小区传统物业管理满意度调查

问卷调查主要是从业主对小区物业服务满意度出发，侧面反映当前芜湖部分住宅小区传统物业管理现状。首先，物业服务企业与业主关系的亲密度、融洽度及双方的理解与配合存在不足，企业缺乏服务意识;其次，基础服务工作做得基本没有太大问题，但是存在车辆乱停乱放，外来人口随意进出小区的情况;最后，与现代信息技术融合的深度不够，不能够为业主提供較为方便快捷的服务。……
