摘要：城市拆迁是城市现代化的重要内容，房屋面积测量是城市拆迁的重要内容，关系到土地征用和房屋征收的补偿，与被拆迁人的利益相关。随着城市化的发展，城市拆迁和房屋征地不可避免，城镇化过程中典型的特征就是城中村和郊区的拆迁改造工程，为了改善居民生活环境，节约土地利用效率，优化土地配置，需要对房屋进行拆迁，征收土地用于城市建设和发展。本文结合具体的城市拆迁工程项目，分析其中房屋面积测量存在的问题，探讨征收房屋面积测量的措施与方法，以期为相关研究提供参考。

Abstract： Urban demolition is an important part of urban modernization， and housing area measurement is an important part of urban demolition， which is related to the compensation of land expropriation and housing expropriation， and is related to the interests of the demolished. With the development of urbanization， urban demolition and housing land acquisition are inevitable. The typical characteristic in the process of urbanization is the demolition and reconstruction project of urban villages and suburbs. In order to improve the living environment of residents， save land use efficiency and optimize land allocation， it is necessary to demolish houses and expropriate land for urban construction and development. Combined with specific urban demolition projects， this paper analyzes the problems existing in house area measurement， and discusses the measures and methods of house area measurement， in order to provide reference for relevant research.

随着城市化的发展，城市拆迁和房屋征地不可避免。为了改善居民生活环境，节约土地利用效率，优化土地配置，需要对房屋进行拆迁，征收土地用于城市建设和发展。房屋拆迁和土地征收关系到被征收人的利益，也关系到企业和政府的权益，其中，拆迁房屋面积是影响被征收款的关键因素。对于房屋货币补偿而言，房屋面积是进行房屋拆迁补偿的依据。对于房屋拆迁补偿而言，准确的房屋面积的测量，对于拆迁工作的开展及保护各方的利益十分重要。但是在实际拆迁房屋的测量中，受到各方面因素的影响，拆迁房屋面积测量往往不符合實际房屋面积，影响拆迁工作。本文对拆迁房屋面积测量进行分析，探讨影响面积测量的因素，期望能够推动拆迁工作的开展。
