【摘  要】武汉爆发新型疫情且迅速传播全国，对我国经济造成了严重的打击。随着疫情防控基本稳定，我国经济逐步恢复，房地产市场也正在回温。论文立足于购房者角度，经过新冠疫情时期对购房者需求的变化来分析后疫情时期房地产市场的发展趋势，研究发现品牌房地产企业与二、三线城市中高端房地产项目在未来房地产市场具有向好的趋势。

【Abstract】The outbreak of a new epidemic in Wuhan has spread rapidly across the country， which has dealt a severe blow to China's economy. With the basic stability of epidemic prevention and control， China's economy has gradually recovered， and the real estate market is also recovering. Based on the perspective of home buyers， this paper analyzes the development trend of the real estate market in the post-epidemic period after the changes in the demand of home buyers， and finds that brand real estate enterprises and middle and high-end real estate projects in second and third-tier cities will have a positive trend in the future real estate market.

1 引言

2020年年初，新型冠状病毒肺炎疫情的蔓延对人们的生命安全和身心健康造成了严重的影响，对经济发展也带来很大的压力与挑战。疫情期间大多数省市暂停楼房销售，整个房地产市场处于停滞状态。克而瑞研究中心公布数据，2020年1月百强房地产企业销售业绩同比下降12%。2020年2月中上旬，一线城市销售面积同比下降74.6%，二线城市销售面积同比下降86.2%，三、四线城市同比下降90.9%。

目前，新冠疫情在全国范围内得到了较好的控制，经济形势也逐渐好转，房地产市场在持续回温中。众多学者是基于政府出台的宽松政策对疫情时期下的房地产市场发展趋势进行研究，但是购房者不仅会关注利好的宽松货币政策来实现购房需求，同时将更多注意力聚焦在个人对住宅的改善型需求方面，本文基于购房者角度进行思考，通过分析疫情时期购房者的需求变化来研究后疫情时期房地产市场的发展趋势。……
