【摘  要】在当前企业系统改革工作不断深入的过程中，企业的物业管理社会化是实现企业体制创新以及人事分配制度改革工作的突破口，也是当前社会现代化转变对企业单位所提出的更高要求。正是在这一背景下，物业服务企业的发展也拥有了更多的机遇，因此，在实施企业物业管理时，需要进行不断的摸索和经验总结。论文对量化管理在当前企业物业管理中的积极作用进行论述。

【Abstract】In the process of the continuous deepening of the current enterprise system reform， the socialization of enterprise property management is the breakthrough to realize the enterprise system innovation and the reform of personnel distribution system， and it is also the higher requirement of the current social modernization change to the enterprise unit. In this context， the development of property service enterprises also has more opportunities. Therefore， in the implementation of enterprise property management， we need to continue to explore and summarize experience. The paper discusses the positive role of quantitative management in current enterprise property management.

1 引言

企业物业管理属于一个新型领域，物业管理工作模式以及管理理念相对于传统物业管理工作来讲有很大的不同。当前的物业服务企业，需要在实际工作过程中不断摸索并总结经验，建立起更加符合企业后勤以及物业管理工作需要的管理机制以及制度，使各项物业服务都能够更加专业化以及标准化，符合企业单位服务模式的各项规范及要求。

2 企业物业管理工作的必要性

当前物业管理整个市场都处于快速波动并且不断变化的状态。从行业的发展方向来看，社会的快速进步及各领域、各行业的发展对物业日常管理工作提出的要求越来越高。探索建立全方位的以及多功能的物业管理形式，是当前每一个物业管理企业的必然选择。随着企业行业改革的深入，企业的后勤服务和相关管理工作也持续进行现代化及社会化转变，对提供企业物业服务提出了更高的要求[1]。……
