【摘  要】物业管理企业在竞争日趋激烈的社会环境下致力于推动企业未来的发展，整合当前物业管理企业内部的规划设计，实行有效的发展改革措施。物业管理企业面临较大的发展压力，其想要达到预期的经营目标，就必须对企业内部的各项政策进行深化调整，提出完善科学的应对措施和应对机制，规避各项管理风险。鉴于此，论文结合多年工作经验，对加强物业管理企业内部控制提出了一些建议，以供参考。

【Abstract】In the increasingly competitive social environment， property management enterprises are committed to promoting the future development of enterprises， integrating the current planning and design within the property management enterprises， and implementing effective development and reform measures. Property management enterprises are facing greater development pressure. If they want to achieve the expected business objectives， they must deepen the adjustment of various policies within the enterprises， put forward perfect scientific response measures and response mechanism， and avoid various management risks. In view of this， combined with many years of work experience， this paper puts forward some suggestions on strengthening the internal control of property management enterprises， for reference.

1 引言

物業管理企业进行内部控制是实现企业进一步发展的必然要求。物业管理企业需要建立完善的内部控制制度，要切实提高财务控制工作者的工作技能和职业素养，要努力优化内部审计监督工作，还需要提高物业管理企业内部的交流和沟通效率。只有做到这些工作，强化内部控制才能真正起到作用，才能利于物业管理企业的高质量发展。

2 物业管理企业内部控制存在的问题

目前，物业管理企业内部控制面临较多问题，企业若想实现较高质量的内部控制，就必须找到经营过程中的各项问题并进行针对性突破，以下是我国物业管理企业内部控制中存在的一些不足：

第一，物业管理企业的内部控制在执行方面还存在较大的发展空间。一些企业虽然针对员工建立了较为完善的内部控制系统，但是由于监督系统不健全、高层管理者不重视等原因，使得物业管理人员在执行工作任务时不能端正自身态度。……
