摘要： 房地产市场是竞争极其激烈的市场，如何求生存、求发展是摆在每个房地产企业面前的一个重要课题。在同等的开发环境中，除了要开发适应市场需求的产品项目外，谁能在工程建设中既能确保工期质量，又能注重造价成本管理，控制和把握合理的造价，以最少的成本换取最大的效益，谁才能在竞争中获取主动，走向成功。本文主要讨论了施工方案的重要性，并以实际工程为例，分析了不同施工方案对施工成本的影响，择优选择最经济的施工方案。

Abstract： The real estate market is an extremely competitive market. How to survive and develop is an important issue placed in front of each real estate enterprise. In the same development environment， in addition to adapt to the development of market demand for products outside， only the enterprises who can not only ensure the project quality in the engineering construction but also pay attention to the cost management， control and grasp the reasonable cost， and get the greatest benefit with the least cost can be in the active position in competition and get success. This paper mainly discusses the importance of the construction project， and takes the actual project as an example to analyze the influence of different construction scheme on the construction cost， and the most economical construction scheme is selected.

0 引言

随着市场经济的快速发展，房地产建筑市场的竞争越来越激烈，对工程施工的要求也越来越高，不仅要按期保质保量地施工，还需要科学合理地使用人力和物力。但事实上我国房地产建筑工程中存在很多问题，比如技术和经济分离、管理方法和手段落后、缺乏规范的成本管理思想、忽视工程建设项目前期准备工作阶段成本控制的重要性等，如此无法真正的实现控制工程成本的目的。

施工方案和建设工程造价是相互依存、相互影响的，确切地说，工程造价的编制过程也是施工方案的设计过程。施工方案的施工计划决定着工程造价的高低，反过来，工程造价在一定程度上又制约了施工方案。两者是辩证统一的关系，是相铺相成的，因此加强施工方案对工程造价的影响的研究是十分必要的。……
