【摘要】 近些年来，在诸多老旧住宅中电梯的相关安全问题频频出现，一旦发生重大安全问题，将会对使用者的人身安全造成威胁，究其根源在于初期安装质量未达标及后期维护保养不到位所致。本文阐述了老旧电梯改造的特点以及城市老旧电梯评估，分析了老旧电梯改造存在的问题，提出了城市老旧电梯的改造策略。

Evaluation and Reconstruction Strategy of Old Elevator in City

Abstract： In recent years，elevator related safety problems frequently appear in many old residential buildings. Once major safety problems occur，it will pose a threat to the personal safety of users. The root cause is that the initial installation quality is not up to standard and the later maintenance is not in place. This paper expounds the characteristics of the old elevator transformation and the evaluation of the old elevator in the city，analyzes the problems existing in the transformation of the old elevator，and puts forward the transformation strategy of the old elevator in the city.

为了改善城市居民的生活质量，保证人民群众的安全出行，各级政府的相关部门对老旧住宅的电梯给予了高度关注，同时，老旧电梯的安全问题也受到了社会各界的高度关注，这就对城市老旧电梯提出了新的要求。一般来说，电梯应当每月进行相应的维护及保养，虽然未规定电梯的整机使用寿命，但在电梯在运行年限超过15年之后需要对主要的机电部件进行全方位的检查和维修。对于老旧电梯而言，经过多年使用，相关的零部件往往会出现不同程度的磨损、老化问题，潜在的安全隐患比较多，为了保证小区居民的人身安全，这就需要做好老旧电梯评估工作，充分认识到老旧电梯改造的特殊性，并且针对相关的问题采取有效的措施，对电梯进行修理或改造，真正地解决电梯故障问题，提升老旧电梯安全性能，确保电梯的安全运行。
