【摘 要】随着老龄化社会不断发展，传统的居住室内环境已经不能满足对养老问题的需求，为消除老年人居住空间设计存在的障碍，本文从我国老龄化现状出发，以“适老化设计”的理念、设计指导准则和要点等方面进行了分析认识。

【Abstract】With the continuous development of an aging society， the traditional living indoor environment can no longer meet the demand for old-age problems. In order to eliminate the obstacles in the design of the living space of the elderly， this paper starts from the status quo of China's aging， and adopts the concept of "suitable aging design". 1. 当代我国老龄化社会的特点与发展模式

1.1 我国社会中的老年化特点。

2000年我国正式步入老龄化社会，使得我国成为世界上老人最多的国家，同时老龄化趋势愈演愈烈。政府有关部门预测到2040年，老年人将达到3.97亿，占总人口28%，2050年将达到30%。可见我国老龄化人口速度增长迅猛，而“新一代”老年人口出现许多的特征，不完全表现为文化水平低、身体状况差的形象，在知识素养、经济状况和居住模式等方面都将与以往不同。

1.2 我国养老社区主要发展模式。

养老社区的概念对于我国是商业地产市场的发展才开始的。我国养老社区主要发展模式有四种：

（1）医养结合综合体模式——以中小型专业、医疗设施或专业老年照护服务为核心的养老地产开发模式，特点是关注医养的密切结合，主要满足对医疗护理需求较高的养老群体，一般位于市区，规模较小。

（2）养生养老社区模式——综合利用生态、旅游、休闲等优质资源，结合养老养生理念 开发的养老地产模式，并常常与旅游地产或文化地产进行融合开发，主要满足有一定经济实力、高端休闲养生的群体。
