摘要对某众筹筑屋建设规划项目方案根据国家房屋开发成本、收益、增值额、增值税、容积率、回报率等相关计算办法和要求进行了核算，对已知参筹者对各种房型的满意比例的情况下，以平均满意率最大为目标函数，建立整数线性规划模型，给出了各种房型的最优规划套数，且回报率达到建设规划执行要求.

AbstractA crowdfunding building housing construction planning project was accounted on the basis of cost， profit， added value， addedvalue tax， plot ratio， rate of return，etc，of national housing development calculation methods and requirements.Given the participants satisfactory ratio towards all kinds of room layouts，and regarding the maximum satisfaction rate as the objective function，this paper constructed an integer linear programming model，which provided the number of the best house planning sets of all types of room layouts，and also the rate of return reached the construction planning implementation requirements.

1引言

近几年，房地产开发业如火如荼，有些房地产公司发展很快很好，不断壮大，有些房地产公司却举步维艰甚至倒闭，因为房地产是特殊商品，对于房地产开发企业来说投资房地产存在投入资金大，周期长，环节多，风险大等很多因素，要取得好的收益，前期的规划设计成本核算的质量很关键.2015年全国大学生数学建模竞赛乙组D题“众筹筑屋规划方案设计”来自于一个房地产建设项目，原问题是：现有占地面积为102 077.6平方米的众筹筑屋项目，项目推出后，有上万户购房者登记参筹.项目规定参筹者每户只能认购一套住房.在建房规划设计中，需考虑诸多因素，如容积率、开发成本、税率、预期收益等.根据国家相关政策，不同房型的容积率、开发成本、开发费用等在核算上要求均不同，请结合附件中给出的具体要求及相关政策，建立数学模型，对方案I的成本与收益、容积率和增值税等进行全面的核算.通过对参筹者进行抽样调查得到的参筹者……
