摘 要 随着社会不断进步和发展，药厂生产对中央空调系统的依赖性越来越高，而中央空调系统能耗占比高达60%以上。为了确保中央空调高效安全运行，中央空调运维管理专业化和社会化势在必行，运维管理外包是最有效、最科学的解决方式。

Analysis of the contract management for the operation and maintenance of central air conditioning system in pharmaceutical companies

ABSTRACT Pharmaceutical production is increasingly dependent on the central air-conditioning system with the social progress and development， however， the energy consumption of central air-conditioning system accounts for more than 60%. In order to ensure the efficient and safe operation of the central air conditioning system， the contract management for the operation and maintenance of the central air conditioning system is imperative and also the most effective and scientific solution.

随着2015新版GMP的发布，保证药品生产期间洁净区域的生产环境及对应数据记录也逐渐成为药品生产企业在非核心生产系统中的主要研究对象。中央空调系统高效稳定运行是确保药厂正常开展生产的必要条件，加强中央空调运维管理是必经之道。在国外发达国家，绝大部分大中型企业已采取中央空调运维管理外包模式，取得了很大的经济效益和社会效益，我国近年来也在逐步推广中央空调运维管理外包模式，提高运维管理效率，降低设备能耗和废气排放率。

1 中央空调运维管理概述

1.1 运维管理定义

中央空调运维管理就是利用专业化管理团队和现代化管理技术，对中央空调系统运行及维护、空调设备维修保养及运行数据分析等进行有效、科学的管理，提高设备有效利用率，发挥设备的高效能，以获取最大的经济效益。

1.2 运维管理现状

设备运行维护管理工作是生产管理的重要组成部分，多年来一直沿用的定期巡视、定期检修和事后检修相结合的检修模式。定期巡视、定期检修工作量剧增，专业人员紧缺、人工成本增高；……
