摘要：房产测绘中房屋面积预测和实测之间的差异关乎重大，本文概述了房地产测绘中预测面积与实测面积的概念，对其之间差异产生的原因进行了分析，并在此基础上对如何减小房产测绘中房屋面积预测和实测之间的差异进行了探讨，旨在为对于房产测绘中房屋面积预测和实测对比的研究起到一定的指导意义。

1、引言

随着近几年房地产的火爆，人们对于房屋的关注度越来越高。而房屋的预测面积与实测面积由于关系到人们的切身利益而尤其受人关注。如何减小房产测绘中房屋面积预测和实测之间的差异已经不再仅仅是房地产公司关心的事情，更关乎到百姓利益。因此，做好对于房产测绘中房屋面积预测和实测对比研究既有其学术意义，又充满了实践意义。

2、房屋测绘中预测面积与实测面积的概述

房屋测绘中的预测面积指的是在商品房未验收完工之前，依照相关规定，由专业的房屋测量机构所预测的面积，在这一过程中最主要的依据是：施工的图纸、实地的考察以及依据国家规定对房产面积的预测计算。房屋测绘中的预测面积可以作为房地产企业在房屋销售时所提供面积的依据，也可以当做预售登记以及房地产管理等的参考依据。

房屋测绘中的实测面积则指的是在房屋完工验收以后，并经过工程规划相关主管部门的审核，由房地产企业按照规定委托相关房屋测绘机构所测量的面积，在这一过程中，主要的依据有参考是：建筑图纸、预测的数据和按照规定对房屋进行实地测量与计算之后得出的面积。……
