摘要: 精装修交房是房地产发展的趋势，精装修工程是一项复杂的工程，它涉及的材料种类繁多，施工过程中需要与很多专业工程穿插配合。同时，它又是一项直观展示建设成果的形象工程，受关注度高。对建设项目来说，精装修阶段的项目管理难度大。本文对此从多个方面进行了分析。

Abstract: fine decoration makes a room is the trend of the development of the real estate, fine decoration engineering is a complex project, it involves a wide variety of materials, construction process with many professional engineering thrust deep into the need to cooperate. At the same time, it is a visual display the image of the achievements in construction engineering, under high attention. For project construction, fine decoration stage of the project management is difficult. In this paper, this from several aspects are analyzed.

就目前建筑业的发展来看，精装修房屋已经是一种趋势；与此同时，对精装修管理也一直处在探索期，经历着创新-实践-创新-实践-创新。而国内的精装修管理没有更多可供参考的样例，我们也无从直接复制国际化的管理模式。在讨论中，我们必须时刻以用户为中心，适应市场的变革，抓住客户的体验，在探索中成长，在发展中谋求向国际化接轨。

在顺应国家政策及国际趋势的同时，无论是从竞争的出发点考虑还是从客户需求考虑，我们在不断总结和创新，已逐步形成了完整的精装修管理模式。首先，我们必须对工程项目的类别给与鉴定；其次，逐一进行项目功能分析；最后，综合考虑各因素制定出管理方案。

精装修技术管理内容主要包括：现场放线；水、电及室内机电设备安装及试压调试；吊顶及隔墙基层施工，卫生间防水施工，及隐蔽工程验收；墙顶面批灰，墙地砖施工，地板基层施工；成品门套、固定家具安装，墙面修整打磨及面层处理；墙顶面乳胶漆，墙纸、软包施工；开关、面板、洁具、龙头、电器、五金、灯具安装调试；……
