摘要：近年来，建筑外墙渗漏水问题越发突显，成为工程质量的投诉焦点。不但影响了建筑物的使用寿命和安全，而且直接损害了室内的装饰效果，造成壁纸变色、发霉、涂料起皮、粉层脱落，给人们带来生活的不便和财产的损失，所以探讨分析建筑外墙渗漏水的原因并对其加以防治尤为重要。本文从有关规范、标准及工程实际出发，主要分析外墙渗漏水产生原因并提出有关预防和解决的方法和建议，以便在实际工作中减少或消除外墙渗漏的质量隐患，提高工程质量水平。

Abstract: in recent years, the exterior even more dash forward show items, become the focus of engineering quality complaints. Not only affected the service life of the building and security, but also directly hurt the indoor decoration effect, causing wallpaper discoloration, mildewy, paint peeling, powder layer falls off, to bring people of life and property loss inconvenience, so, analyzes the cause of leakage of exterior walls and the prevention and control of it is especially important. This paper, from the related codes, standards and engineering practice, the main analysis reasons and puts forward the leakage of exterior wall about the prevention and the solution method and the suggestion, so that in the actual work to reduce or eliminate the leakage of exterior quality hidden trouble, improving engineering quality level.

一、外墙渗漏原因分析

引起住宅楼外墙渗漏因素颇多，从大的方面来看，要归纳到设计、施工、材料等方面。但是一般的外墙渗漏的主要原因是土建施工质量所致，笔者通过以下几点进行阐述：

1.1、混凝土施工质量问题导致的渗漏

商品混凝土水灰比控制差，造成混凝土在振捣中产生大量气泡或振捣不密实产生蜂窝、孔洞烂根等导致渗漏水；混凝土剪力墙支模时采用木条作为限位。另外，混凝土施工缝留置或处理不当也给外墙留下漏水隐患。

1.2、砌体施工质量问题导致的渗漏

填充墙墙体拉结筋没严格按照设计及施工规范要求设置；框架间填充墙施工中，使用破损或者缺棱掉角较严重的砖砌；砌体施工中底部残渣未清除干净；填充墙上部斜砌部分没有等下部沉降稳定或粉饰前再行砌筑，往往工人是一次砌筑至顶；……
