【摘  要】目前，在供应链理论视角下的房地產采购管理研究主要集中在3个方面：材料供应商的优选、合作模式的研究以及房地产开发的工程成本控制。而这些研究并不能很好地改善房地产企业采购管理中施工企业消极合作的态度。因此，论文在分析房地产企业和施工企业合作的耦合点和冲突点的基础上，首先建立甲乙双方的收益支付模型，其次利用复制动态方程，研究甲乙双方合作共赢策略，最后分析该策略的演化路径，建立甲乙双方合作共赢机制。

【Abstract】At present， from the perspective of supply chain theory， the research of real estate procurement management mainly focuses on three aspects： the selection of material suppliers， the study of cooperation mode and the project cost control of real estate development. These research can not improve the passive cooperation of the construction enterprises in the procurement management of real estate enterprises. Therefore， based on the analysis of the coupling points and conflict points of the cooperation between real estate enterprises and construction enterprises， this paper firstly establishes the income payment model of both parties， then studies the win-win cooperation strategy of both parties by using the replication dynamic equation， and finally analyzes the evolution path of the strategy to establish a win-win cooperation mechanism between both parties.

1 研究背景

房地产行业经过近30年的高速发展，竞争日益激烈，粗放式发展模式的房地产企业将逐渐被淘汰，精细化的管理方式将顺应潮流，使企业立于不败之地。房地产企业（简称甲方）自主采购建筑材料，行业内叫甲供材，是精细化管理方式的一个典型代表。

相比由施工企业（简称乙方）采购建筑材料而言，房地产企业自主采购材料，更能保证所购材料的质量，从而使工程质量得到保障。工程质量是房地产企业品牌的根基，企业品牌能使房地产企业赢得市场。然而目前很多房地产企业在开发建设房地产项目时所选用的建筑材料都是由施工企业来采购，这在很大程度上使得房地产企业产品质量由施工企业来实现，若房地产企业能自主采购主要建筑工程材料则有助于甲方自主控制房地产产品质量。……
