【摘  要】随着社会经济和人口老龄化趋势的发展，老年人对养老服务需求增加，为养老地产带来巨大发展商机。鉴于此，论文将从养老地产项目开发现状入手，通过对其开发模式及问题的进一步分析，提出了产品打造的具体策略。希望论文的浅见能为地产企业开发养老地产项目提供有益借鉴，让每一位入住老人都能享受到医养结合的便利和舒适。

【Abstract】With the development of social economy and the trend of population aging， the demand of the elderly for the pension service is increasing， which brings great opportunities for the development of the pension real estate. In view of this， starting from the development status of the pension real estate project， and through the further analysis of its development mode and problems， the paper puts forward the specific strategy of product building. I hope that this article can provide a useful reference for real estate enterprises to develop the pension real estate project， so that every resident elderly can enjoy the convenience and comfort of medical care.

1 引言

养老地产，是集建筑设计、园林规划、装饰标准为一体的适老化设计产品，周边配备系列养老设施，主要包括医院、护理、康复、保健、康乐、餐饮等场所，作为不同于传统地产的新项目类型，其对项目的实施和运营要求也相对较高。

2 我国养老地产的开发现状

根据《中国人口老龄化发展趋势预测研究报告》显示，2010—2050年将是我国人口老龄化高速增长期。预计到2050年，中国的人口老年化总数将达4亿，我国将成为超老年型国家。预测称，直至21本世纪上半叶，中国都将是世界上人口老龄化最多的国家，老龄化程度约31%，约占世界总老年人口的1/5，80岁以上老人将达8000～9000万，或将在2051—2100年达到顶峰，然后增速变缓[1]。根据该项预测和当前我国人口结构所呈现出的老龄化特点可见，养老地产产品的需求将可想而知。

中国是一个以“孝和团聚”为轴心的传统民族，国内大部分地区有购房能力的老年人不会选择进入养老社区养老。……
