【摘  要】随着时代发展，独居、年轻化已成为租房人群的关键词。观念的升级和住房租赁政策的完善，使得90后的置业观悄然改变。经过市场调查，市面上还没有针对大学毕业生这一群体的长租公寓，多数是针对有一定经济能力的上班族。因此，大学毕业生的住房需求仅仅通过政府采取措施远远无法满足。论文从国家的宏观政策及市场微观细分因素中的人口因素、地理因素、行为因素等方面对“不期而寓”——青年城市配套综合体进行了分析，为项目的推进提供可靠的数据和科学性支持。

【Abstract】With the development of the times， living alone and youthfulness have become the keywords of the rental population. The upgrading of the concept and the improvement of the housing rental policy have made the post-90s generation's concept of home ownership change quietly. After a market survey， there are no long-term rental apartments on the market for the group of college graduates， most of them are for office workers who have some financial means. Therefore， the housing needs of college graduates are far from being met through the measures adopted by the government. The paper analyzes "Unexpected Apartment"， a youth urban supporting complex， in terms of national macro policy and micro market segmenting factors such as demographic， geographical and behavioral factors， so as to provide reliable data and scientific support for the project's promotion.

1 研究目的

为贯彻落实市第十三次党代会精神，努力打造出“大学之城、青年之城、梦想之城、创新之城”，大力实施“百万大学生留汉创业就业计划”，实现5年留住100万大学生的目标。打造大学生主题社区“不期而寓”——青年城市配套综合体，是为满足百万大学生留汉而建造的。在宜居、宜业、宜创的区域，规划布局和建设集聚居住、消费、娱乐等生活要素，融合社交、分享、创业等服务功能的留汉大学生主题社区。

2 研究意义

2019年武汉进一步促进人才安居，将着力发展专业化人才公寓，年内筹集5万套（间），对留汉大学生租住提供补贴。此外，武汉将出台长租公寓、共有产权房开发建设管理实施办法，修订武汉市人才住房保障管理办法，及时向社会公布长租公寓、共有产权房新增房源，定期公布人才承租长租公寓、购买共有产权房的情况。……
