【摘  要】物业管理是随着房地产开发和城镇化发展而出现的一个行业，在当前人们对居住需求越来越高的前提下，物业管理如何借助新的技术、新的管理模式，从而提升物业管理的质量，打造优质的物业服务，引起广泛的关注。论文对5G物联网技术的发展进行分析，通过先进的用场景思维做产品的思路，分析物业管理中5G物联网技术的应用场景，从而提出相应的产品规划，为5G新技术应用和物业服务水平提升提供有益的建议。

【Abstract】Property management is an industry that emerged with the development of real estate and urbanization. Under the premise of people's increasing demand for housing， how property management can take advantage of new technologies and new management modes， so as to improve the quality of property management and create high-quality property services， has attracted widespread attention. This paper analyzes the development of 5G internet of things technology. Through the advanced idea of making products with scenario thinking， the paper analyzes the application scenarios of 5G internet of things technology in property management， so as to propose corresponding product planning and provide useful suggestions for the application of 5G new technology and the improvement of property service level.

1 基于5G物联网技术的物业管理系统应用场景分析及产品分析

产品规划方法——先用户，后产品的洞察方法。使用场景思维做产品的方法有“先用户、后产品”和“先产品、后用户”两种洞察方式，通过对物业系统使用场景的分析判断，采取“先用户、后产品”的洞察方法。分析过程如下。

1.1 用户洞察

消费场景：基于5G物联网技术的物业管理系统的直接客户是物业公司，使用者是物业公司和住户，因此，将用户洞察分为住户和物业公司两个层次。

①住户在使用物业服务时，在满足安全需求的前提下，总是希望能够更加方便地使用各种物业服务，最好是“随手拈来”，并且需要提高信息接收与发送的即时性与有效性，并期望物业服务能满足部分社交的需求;②物业管理公司对水电气隐患的排除与事故预防，客户指令的接收等方面服务质量的提升，以及对可移动设备管理、停车场管理等资源管理利用方面既有效又可控。……
