摘 要：随着BIM技术应用的不断深入，BIM技术应用开始出现专业化分工。在现有BIM理论、标准、案例研究的基础上，文章提出了管控BIM的概念，从业主角度认识BIM的管理维度应用。文章对管控BIM的概念和理论体系进行了阐述，并以深圳市建筑工务署为例探索业主管控BIM实施模式。通过实践证明，BIM技术有效提升了工程项目建设管理的效率和精细化程度，成为业主进行工程项目管理的新手段。

Abstract： With the continuous deepening of the application of BIM technology， specialized division of labor has begun to appear in the application of BIM technology. Based on the existing BIM theory， standards and case studies， this paper puts forward the concept of management and control BIM， and understands the application of management dimension of BIM from the point of view of the owner. This paper expounds the concept and theoretical system of management and control BIM， and explores the implementation mode of owner management and control BIM with the example of Shenzhen Municipal Bureau of Construction and works. Through practice， it is proved that BIM technology has effectively improved the efficiency and refinement of construction project management， and become a new means for owners to carry out project management.

引言

BIM概念提出至今，BIM技術的应用不断延伸，由最初的设计应用向施工、运维、前期等阶段延伸；纵向应用不断深化，BIM由最初的建模应用已经深化到管理应用。随着BIM技术应用的不断深入，带来的必然是BIM技术应用专业化水平的提高，在技术BIM应用的基础上，管控BIM的概念应运而生，BIM技术应用向专业化方向发展[1]。

深圳市建筑工务署是深圳市政府公共工程的建设管理单位，在近几年试验性BIM应用基础上，不断探索BIM技术应用的本质[2]。工务署于2015年首次将BIM的技术角色和管理角色进行区分，提出了工务署政府公共工程管控BIM的概念，以区别设计BIM和施工BIM的具体技术应用。工务署开展BIM技术应用的初衷是，希望通过技术创新优化现有工程项目管理模式，提高管理效率，解放生产力。管控BIM以设计BIM和施工BIM为基础，在注重技术BIM应用的同时，强调对工程项目管理的价值，实现工务署BIM实施整体价值的最大化，形成工务署BIM应用的独特模式。……
