【摘要】人们对建筑机电工程安装的要求日益提高，建筑机电安装工程的施工管理水平也需要不断提高，才能满足社会日益增长的要求。本文首先说明了建筑机电安装施工管理的必要性，然后分析了建筑机电安装施工管理存在的问题，最后详细阐述了建筑机电安装施工管理的要点。

【Abstract】People building electrical and mechanical installation of the increasing demand， the level of construction management construction mechanical and electrical installation engineering also need to continuously improve in order to meet society's growing demands. This paper describes the necessity of building mechanical and electrical installation and construction management， and analysis of building mechanical and electrical installation and construction management problems， and finally elaborated on the main points of the building mechanical and electrical installation and construction management.

1. 建筑机电安装施工管理的必要性

建筑机电工程技术，无论从其重要性、综合性和技术难度而言，它都是建筑工程中“重头戏”。鉴于我国国情，专业设置与分工过细，常分为电气、弱电、设备、给排水、暖通空调等专业，这在国际建筑界通常沿用。

建筑机电施工包括的项目很多，对建筑的整体工程后期工程影响很大，主要包括给排水工程、防火工程、电器工程、弱电工程（现代的建筑还包括监控系统等的工程）空调通风等工程的施工。机电工程质量的好坏将直接影响到建筑使用质量的高低。

由于机电施工工程不同于其它工程的施工，它具有工期紧、边施工边进行二次工程的特点，因此，在实施建筑机电施工时不仅要健全工程管理机制，随时完善补充机电安装应急预案，同时还要为工程施工過程中所涉及到的人、财、物等有限资源提供有力的保障，以确保建筑工程施工的顺利开展。

2. 建筑机电安装施工管理存在的问题

（1）没有彻底落实项目法人制度。

机电工程建设的投资和运行主体没有统一的运作方法，呈现出多样化的局面，有的是将项目投资、建设管理、运营串联为一体，进行一体化的项目法人运作，有的则是将这些环节分开负责，投资是一帮人，运营则是另一帮人来负责工作。……
