Kunpeng property company financial management problems and Countermeasures

Abstract:With the continuous development of China's market economy,the scale of property management companies grows with the development of property enterprises. Financial management is the basis of production and operation of property management company. However,due to the increasingly fierce competition in the property market,the financial management of the property management company has gradually exposed some problems,seriously affecting the property management company. With the long-term development of the company,the managers of the property management company need to strengthen the financial management research. This paper starts from the basic characteristics of financial management of Kunpeng property management company,analyzes the problems existing in the financial management of the property management company,and puts forward countermeasures to strengthen the financial management of the property management company,in order to improve the financial management level of the property management company. Improve the level of property management and enhance the comprehensive competitiveness of property management companies.

introduction

According to the actual development of the property company,its financial management has certain particularity and involves a wide range. We need to pay attention to the capital equipment of each project and part of the enterprise to ensure the harmony of the property company. Use of property company funds. Therefore,only by strengthening the financial management and supervision of property companies and improving the knowledge of financial management of the whole staff,can the market competitiveness of property companies be truly improved and ultimately promote the sustainable development of the property industry in China.

In recent years,with the rapid development of property industry in China,the market environment of property management is becoming more and more mature. The property management profession is facing good development opportunities,but also facing severe challenges. This profession has its own characteristics,so compared with other professions,financial management also has certain particularity. First of all,the financial management of property companies involves a wide range of aspects,and all aspects of commercial activities basically have the existence of financial management. This requires that,as the financial management work of the property management company,all parts and projects of the enterprise need to allocate and use funds reasonably in general,so as to harmonize the proportion of funds occupied by all aspects of enterprise operation. Secondly,the supervision of various charges of property management enterprises not only comes from the enterprises themselves,but also from the relevant parts of the government and property owners,which makes the supervision of the capital operation process more comprehensive. The main financial information users of property companies are owners and enterprise management. Because the owners are most concerned about the use of property management fees and their income and other information,the financial information provided by property management enterprises is necessary to fully meet this special demand.

As the name implies,it refers to the financing management behavior of property companies for their livelihood and development,including the financing quantity,source,financing method,etc.

The content of this part is to clearly determine the investment direction,scale,method and other company decisions of the property company's fund collection according to the scientific and prudent principle. Most property companies will invest directly in supermarkets,dry cleaners,small pharmacies and other convenience services to achieve economic benefits.
