摘 要：住房是当前我国居民面临的最重要的问题之一，住房带来的相关问题直接关系到我国经济建设和社会稳定。而住房具备广义虚拟经济的特征，同时满足人的物质需求和心理需求，其对家庭行为决策所产生的影响也是多方位的。本文梳理国内外关于住房产权对家庭行为决策影响的研究，发现这一影响大体上可以分为正外部性和负外部性两类，其影响范畴涉及到金融投资、政治参与、子女教育、幸福感、迁移和就业等物质层面和心理层面的需求。当前这些问题的研究中以国外学者居多，为更好地理解我国住房市场及其对家庭行为决策的影响，国内相关问题的研究有待进一步展开。

Abstract： Housing has the characteristics of the generalized virtual economy； it meets the needs of peoples physical and psychological needs. This paper combs the domestic and foreign research on the effect of house ownership on family behavior， we find these effects can be divided into two types in general： positive and negative externalities， and relate to financial investment， political participation， childrens education， happiness， migration and employment， psychological and physical level of demand. At present， in the research of this kind of problem， the majority of scholars are in foreign countries， in order to understand the effect of Chinas housing market and its family behavior decision-making better， domestic research needs to be further expanded.

一、引 言

住房是当前我国居民面临的最重要的问题之一，住房带来的相关问题直接关系到我国经济建设和社会稳定。住房具有广义虚拟经济的特征，其影响十分广泛。按照刘俊民（1998）的界定：“‘虚拟经济的概念可分为广义和狭义两种，广义的虚拟经济是指物质生产活动和与其有关的一切劳务以外的所有经济活动，房地产（出去建筑业创造的价值）、教育、广告业等。狭义虚拟经济仅指所有的金融活动和房地产业。”林左鸣（2009）则认为从一个更具体的层面上把满足人们生理需求或功能要求同时又满足人们心理需求，以及只满足人们心理需求的经济定义为广义虚拟经济，它包含着纯粹的实体经济和纯粹的虚拟经济两个因素。……
