【摘要】结合绿地集团建筑能源管理系统解决方案建设导则要求，以绿地东村4#地块建筑能源管理系统设计方案为例,介绍建筑能源管理系统在绿地商业综合体项目中的应用,说明建筑能源管理系统在系统设计及实施过程中需要注意的事项,为今后大型商业地产建筑能源管理系统的设计实施提供参考。

【 Abstract】Combined with the construction guidelines of Greenland Group building energy management system solution, taking the Greenland East Village 4# Block building energy management system design scheme as an example, this paper introduces the application of building energy management system in Greenland commercial complex, and explains the matters needing attention in the design and construction of building energy management system, providing reference for the design of building energy management system of big commercial real estates.

1 引言

商业地产包括商场、酒店、写字楼等，作为服务水平高、用能设备众多的公共建筑，其每年单位面积能耗强度多在100～200kW・h/m2之间，为住宅能耗的10～20倍。研究表明，一方面，我国公共建筑的能耗水平近年来呈现增长趋势，和发达国家同类建筑的能耗水平差距在不断缩小；另一方面，我国的商业地产处于快速发展阶段，建筑规模仍在迅速增长。近年来，绿色建筑和节能减排的概念在商业地产中逐渐发展，建筑能源管理系统作为建筑绿色运行管理的重要工具，得到了广泛的应用。

本例绿地东村4#地块项目以《绿地集团建筑能源管理系统解决方案》技术导则为设计依据，根据项目业务的自身定位，开展项目的建筑能源管理设计及实施工作，在此过程中总结了一些经验，供今后绿地集团内部及其他商业地产建筑能源管理系统的设计实施提供参考。……
