摘要：在物业管理进入一个快速发展的时期；同时，国家相关法律法规的不断完善，市场竞争的日益激烈，都对物业管理公司带来良好的机遇和挑战，如何规范内部管理，建立以服务业主为导向的运作机制，理顺内外工作关系，拓展服务模式，增强核心竞争力，是所有物业管理公司都面临的重大课题。本文针对当前物业管理公司如何提高自身管理能力，建立面向市场的公益事业和企业服务客户的现代企业管理机制作了一些有益的探讨。

一、制定发展战略目标

清晰而切实可行的战略规划，是建立在对宏观环境、行业特征、竞争对手和自身实力的充分理解基础上的。通过明确企业发展战略，可以使物业管理公司确定发展目标，充分挖掘自身潜力，刻意提升企业核心竞争能力，制定相应的提升服务质量和品牌策划战略，拓展服务理念战略，并通过有效的战略实施手段，进行战略目标分解，为公司的内部管理制定行动纲领和理论基础，在此基础上再细化制定战略实施措施，以具体工作开展来保证战略目标的实现。

二、健全组织结构
