【摘要】高层建筑外墙渗漏是影响房屋使用功能的质量通病之一。文章主要从高层建筑外墙渗漏的原因、高层建筑外墙防渗漏施工技术这两个方面进行阐述,以供参考。

1前言

隨着高层住宅楼工程施工技术的不断发展,高层建筑质量水平得到提高。但目前因墙体裂缝、外墙框架结构梁柱与砌体围护结构间裂缝引起的房屋外墙渗漏、门窗渗漏、门窗与外墙交接部位渗水、饰面块材渗漏等现象,不但影响了房屋的功能和使用寿命,还严重影响了建筑物的外观,并给维修造成了很大的困难,这主要是由于在建筑施工中外墙防渗漏质量控制不严格及防渗漏施工工艺不到位造成的。在此,本文将主要从高层建筑外墙渗漏的原因、高层建筑外墙防渗漏施工技术这两个方面去论述,以供参考。 2高层建筑外墙渗漏的原因 2.1墙体的自身裂缝 (1)由于在剪力墙混凝土的浇筑过成中振捣不实,致使混凝土实体的密实度不够,从而形成渗漏通道。 (2)由于采用了墙、板同时浇筑的施工工艺,没有给墙体的混凝土留出足够的沉实时间,导致墙体沉实不够出现沉实裂缝。 (3)在混凝土的养护中,只注重混凝土墙的浇水养护,而对外墙面的养护不够,尤其在炎热的夏天会导致墙体内外温差大而产生裂缝;另外,对墙体的养护持续时间不够,致使混凝土产生收缩裂缝。……
